Trakheesi and Madmoun for Digital Real Estate Ads: A Product Checklist
A digital product checklist for Dubai real estate advertising workflows, covering permit records, Madmoun QR presentation, publishing controls and auditability.
Start here.
Dubai real estate companies should treat advertising approval as a content lifecycle, not a final manual check. Store the permit record with the relevant property or project, require approved fields before publishing, display the permit reference and Madmoun QR asset in the correct digital surfaces, and retain a history of who changed or withdrew an advertisement. Compliance specialists should validate the exact rule set for each campaign.
Explore custom software, web platform and portal development ↗Understand the official permit boundary
Dubai Land Department's Real Estate Ad Permit service includes electronic advertisements, classified advertisements, promotional campaigns and real estate promotion platforms. The service page describes an application through Trakheesi, review, payment and issuance of an e-permit certificate.
A website, portal or campaign system should never invent permit status. It should store the approved reference or asset supplied through the business's official process and clearly distinguish draft, submitted, approved, expired, withdrawn and rejected states.
Treat the Madmoun QR code as verified content
DLD announced Madmoun as a QR code issued for real estate advertisement permits through Trakheesi. DLD states that the code allows customers to verify advertisement information and that real estate companies are expected to feature it on relevant advertising.
Do not recreate or stylize the QR code in a way that can break verification. Store the original approved asset, its related permit identifier and the surfaces where it is used. Test scanning on representative mobile devices and at the actual rendered size.
- Original permit identifier and e-certificate reference
- Approved QR asset, never a generated substitute
- Linked project, property, broker and advertising company
- Issue, expiry and withdrawal dates where applicable
- Placement record for web, social, print and campaign exports
Add publishing guardrails to the content model
The CMS should know whether a content block is a general brand statement, a project promotion or a specific property advertisement. Each content type can then require the appropriate fields and approval roles.
Prevent publication when a required permit record is missing, expired or disconnected from the selected inventory. Allow an authorized compliance owner to override only through a documented workflow with a reason and timestamp.
| State | Customer visibility | Required action |
|---|---|---|
| Draft | Hidden | Complete claims and assets |
| Compliance review | Hidden | Verify permit scope and content |
| Approved | Publishable | Attach permit and QR asset |
| Expired / withdrawn | Hidden | Remove from all active surfaces |
| Superseded | Redirect or archive | Preserve historical audit record |
Use one approved record across every channel
A common failure occurs when the website, paid advertising, portal feeds and social templates are maintained independently. One correction then reaches only one channel. Create a canonical campaign or listing record and generate channel-specific outputs from it.
If a channel requires manual export, record who exported it and which version was used. Scheduled checks should identify active campaigns connected to withdrawn or changed inventory.
Prepare evidence before an incident
Keep an immutable history of material field changes, approvals and publication events. The system should answer what was visible, under which permit record, on which dates and who approved it.
This article is product guidance, not legal advice. DLD and RERA materials change, and the business should use qualified compliance advisers to approve current obligations, wording and operational procedures.

DECISION SUPPORT
Questions leaders ask.
01Do online Dubai property advertisements need a permit?+
DLD's service includes electronic and classified advertisements among the permit types. Confirm the exact permit requirement and scope for each campaign through the current Trakheesi process and qualified compliance advice.
02Can a website generate its own Madmoun QR code?+
No. Use the official QR asset associated with the approved advertisement permit. A self-generated code is not a substitute for DLD verification.
03Should expired advertisements stay indexed?+
Withdraw the commercial call to action and stale claims promptly. If an archival page remains useful, label its status clearly and preserve a controlled redirect or archive policy.
